Property Condition Assessments
Our firm offers Property Condition Assessments (PCA) based on the ASTM E2018-15 Standard Guide for Baseline Property Condition Assessments. The primary purpose of the PCA is to present an accurate baseline assessment of the current physical condition of all improvements on the site, along with an estimate of probable costs for necessary and recommended repairs. The assessment begins with interviews with facility managers and others who are knowledgeable about the history and current condition of the building and grounds, along with a review of readily available drawings and documents that describe building additions/revisions, maintenance, code violations, previous assessments, etc. In the walk-through survey we look at pavement, flatwork, signage, landscaping, drainage, exterior and interior finishes, roofing, electrical system, plumbing system, and mechanical system. We prepare a Property Condition Report (PCR) that notes the current condition of each of the components/systems reviewed, highlighting any that are found to be in poor condition. Gross violations of the building, safety, or accessibility codes are also noted, but in some cases a more detailed report will be required.
